Change of use: commercial to residential in Málaga
We turn a commercial unit into a home in Málaga & the Costa del Sol end-to-end: planning feasibility, technical project, major works licence and turnkey renovation with first occupation licence at the end.
Benefits and risks we assess up front
Property value uplift
A well-located unit converted into a home usually appreciates significantly — but only if planning allows and conditions are met.
New urban housing
Ideal in central areas where there is no residential land available.
Higher rental yield
Delivers a competitive product for residential letting or seasonal rental.
Not every unit is viable
We first study minimum floor area, ceiling height, ventilation, access, planning compatibility and business case.

Frequently asked questions
Can every commercial unit become a home?
No. It depends on planning, floor area, ceiling height, ventilation, access and other habitability rules. That is why we always run a feasibility study first.
Do I need approval from the community of owners?
Often yes, especially if façade, evacuation routes or communal services are modified. We review by-laws and coordinate with the community.
Can we reuse the existing structure and façade?
In almost every case, yes. Structure and façade are usually kept; internal walls, services and finishes are replaced to meet residential requirements.
How long does the whole thing take?
As a guide, 4–6 months for the paperwork (feasibility, project, licence) plus construction time. We detail this in the feasibility study.
