Can every building be legalised?

No. Buildings on public land, breaching setback rules or incompatible with planning cannot. That is why we always start with a feasibility study.

Can I sign a deed without legalising first?

A "declaración de obra nueva antigua" can be signed with a building age certificate if no urban planning proceedings are open. Legalisation provides stronger legal certainty.

What if the town hall has opened a file already?

How is it different from the age certificate?
